Cloud-Connected Smart Thermostats
To help meet New York City’s increasingly stringent Local Law 97 (LL97) carbon regulations, Logical Buildings & Verdant partnered with a 1,400-unit multifamily property in Manhattan to replace aging, inefficient HVAC hardware and install occupancy-enabled smart thermostats property-wide. These measures helped the property reduce energy usage and carbon emissions, helping the property stay under the Local Law 97 limit for the first reporting year in 2024.
Between 2023 and 2025, the property replaced existing HVAC units and installed Verdant smart thermostats with integrated occupancy sensors in all apartments. Logical Buildings and Verdant helped optimize energy savings and HVAC performance by combining custom heating and cooling limits with occupancy detection and resident-led scheduling. This intelligent, cloud-controlled, approach enhanced personal comfort for residents in addition to extending the HVAC equipment lifespan.
Upon completion of the installation Logical Buildings worked with the local utility provider, Con Edison, to conduct a Measurement & Verification (M&V) study, analyzing electric meter and thermostat data to determine the project’s total kWh savings and rebate. After a 10-month M&V process, the results showed that the buildings energy use was reduced by more than 2.6M kWh, equating to over 1,200+ Metric Tons of CO2 saved. The massive savings on energy usage led to the client receiving over $1.25 million in rebates from Con Edison to help offset equipment and installation costs.
This project is a perfect example of how large-scale multifamily properties can meet NYC’s carbon mandates through a combination of high-efficiency hardware, smart automated controls, and utility-administered incentives while also lowering operating costs. This approach provides a scalable model for simultaneously achieving emissions reductions, delivering annual energy savings, and increasing resident comfort.
